Student Properties - Letting & Management Services

To bring you complete peace of mind as investors in residential investment properties, our company provides 2 types of Letting & Management services, in assisting you receiving good investment yield without the usual hassle of residential lettings.

A. Introduction of Tenant Service (Service A)
Service Includes:
Upon instruction we will take specifications (possibly with photos) of the property which you want to let and advertise it in our office and if necessary on the window of your property.

The prospective tenants will contact us; we will show them the property and negotiate the terms and conditions of letting.

Once the tenants agree to the terms and conditions of the tenancy, we will then introduce the tenants to the landlord. 

Service Charge for Service A
1) A one-off property registration fee at £35.25 (incl VAT) will be charged in order to advertise the property in our advertising board for the period of three months. 

2) Upon finding a tenant, we would deduct two week's rent as our commission.

NB. This is a basic tenant introduction service; clients would have to provide their own version of tenancy agreements and inventory. Hence we are not in a position to advise the legality of the agreement.

B. Full Management Service (Service B)
Service includes:

We would carry out credit reference on all applicants where applicable. If student tenants we would verify their full-time student status. 

We would prepare the Assured Shorthold Tenancy agreement for the property. We would act as your agent, dealing with the tenants and day-to-day administrations of the property. 

We would provide after hours emergency service to the tenants. 

Collection of rent in accordance with the terms of the Assured Shorthold Tenancy and forward rental money to you by method of your choice. 

Prepare and submit a regular statement of account to you. 

Regular inspections of the properties at least once a term

Deal with any property maintenance, repairs, servicing of appliances. We would obtain estimates and submit them for your approval prior to any work being carried out. However, in emergencies or we could not contact you, we might act to protect your interest without consultation. 

Arrange building/content insurance (multiple-let scheme available) for you if you wish. 

Claim exemption of Council Tax on your behalf. 

Arrange payment for water, electricity, gas and telephone bills. 

Prior to tenants vacating the property, we would carry out house inspection with the tenants where appropriate, account for any damages to the property that tenants are liable to make good.

These services will save you time and all the hard work involved in dealing with tenants. You can have less disturbances and a more peaceful private life!

Service Charge for Service B:
Our fee for the Full Management Service is 10% of your gross rental income (8% for the first year) plus one-off property registration fees at £35.25 (incl VAT)

*A bonus! During summer vacations, should your property be vacant we will still carry out routine inspection to the property without any extra charge.
